My Kanakapura Road reality check

Checked out a couple of projects near Doddakallasandra last Saturday, trying to gauge the Kanakapura Road corridor. From my experience, the ROI used to be fantastic there, but now it feels like prices have jumped significantly. I'm seeing 2BHKs touching ₹90L+. Is the investment thesis still strong? Has it already peaked, or is there still undervaluation in specific pockets? What's your take on current yields and future appreciation in this belt, especially around Bannerghatta periphery?
