My Keya Spring research: is the ROI there?
Did some deep-dive research into Keya Spring this past week. It's completed, and pricing for a 2BHK is around ₹1.64 Cr. From my experience, completed projects offer immediate rental income but capital appreciation is often already factored in. I'm trying to gauge the actual ROI here. What's the real rental yield for 2BHKs in Keya Spring? Brochure numbers often don't match reality. Also, the resale market for this project – is it liquid? I've seen projects with good initial sales but a slow secondary market. Is there an active buyer pool for resales, ya log hold hi karte hain? Considering current prices, do you think significant capital appreciation is left for the next 5-7 years, or is it mostly priced in? Long-term wealth creation perspective se, what's the community's verdict?

Resale liquidity ka point bahut valid hai. I almost bought in a project near Akshayanagar a couple of years back, initial sales were great but now listing prices are stagnant and no buyers. Keya Spring mein RERA number toh dikh raha hai (PRM/KA/RERA/1251/310/PR/180516/001682), which is good, but that doesn't guarantee resale demand. Kya yahan pe investor buying zyada thi ya end-users?

35-40k? Us price point pe toh rental yield bahut kam niklega, 1.64 Cr ke liye. Barely 2.5-3% hoga which is not great.
I heard from a broker ki Keya Spring mein 2BHK ka rent around 35-40k chal raha hai, depending on furnishings and floor. But that's for a good unit, not all of them.
Yaar, same doubt hai. Completed projects mein appreciation bahut limited hoti hai, especially if it's already at 1.64 Cr. Mera ek friend ne Aavalahalli mein liya tha ready property, 2 saal mein hardly 5% upar gaya. Rental toh mila but capital gain kaafi slow hai.
Haan but completed projects mein risk bhi toh kam hota hai. Builder bhag gaya, ya project delay ho gaya, woh sab tension nahi. But agreed, capital appreciation might be limited for sure.
Sahi kaha bhai, Adigara Kallahalli mein bhi yahi haal hai. Ready-to-move projects mein usually price already high hota hai.
