My Khatib Builders booking in GK2 has me questioning everything
The super area vs carpet area thing is seriously a scam, I'm finding out the hard way. Honestly, Khatib Builders And Developers in Greater Kailash II quoted me for a 1200 sqft 'super area' flat, but the actual carpet area is barely 850 sqft. I had no idea this difference was so huge until after booking, and my parents keep saying I should've checked more closely. It feels like such a trap. Now I'm worried about all the other hidden costs. How much more should I really budget for things beyond the property price – like stamp duty, registration, and interiors? Is it common to find red flags in the builder-buyer agreement that aren't obvious? I feel so lost and frustrated, ab samajh nahi aa raha what else I've missed. Did anyone else face this with Khatib or other builders?

The builder-buyer agreement is usually a one-sided document favouring the builder. Red flags? Almost every clause. Look for penalty clauses for delayed possession (usually too low for the builder, too high for you), force majeure clauses that are too broad, and clauses about changes in layout or materials without your consent. Get a good lawyer to review it BEFORE signing, not after like OP.

Plus, maintenance charges, society formation fees, utility connections – it never ends! Khatib is known for these tricks.
