Konanakunte — just moved into my FORTUNE PRIMERO flat last month, 2BHK liya hai. Possession March mein mila tha. Ab lag raha hai market ka time sahi tha ya nahi? Friends bol rahe prices aur badhenge, kuch keh rahe 'correction' aayega. My EMI is like 70k. Should I have waited, ya I'm good for long term?

End of the day, property agar aapki need fulfill kar raha hai (rehney ke liye ya rental income ke liye), toh timing ki tension mat lo. Market fluctuations toh hote rahenge. Agar aapne research karke liya hai, builder repute theek hai, location acchi hai, aur EMI manage ho rahi hai, toh aapne sahi decision liya hai. Apna ghar, apna ghar hota hai.
Fortune Primero jaise projects mein generally discounts nahi milte. Unless koi festival offer ho ya last few units bache ho. Good projects rarely give big discounts.
Totally agree. Lekin ek question hai, aapko kuch discounts ya special deals mile the kya booking ke time? Builders abhi bhi kuch offers de rahe hain kya first-time buyers ko?
Floor ya facing se utna farak nahi padta jab aap already possession le chuke ho. Ab toh aapka home hai. Focus on making it your own. Log toh hamesha kuch na kuch kahenge. EMI manageable hona chahiye bas.
Ye 'correction' wali baat toh har saal sunne ko milti hai. Bangalore ka market aisa hai ki long-term mein growth hi dikhi hai. Dekho, price/sqft se zyada important hai ki aapko ghar ki zaroorat thi. Jab ghar chahiye hota hai, tab market timing dekhna mushkil hota hai. Maine 2018 mein socha tha correction aayega, wait kiya. Abhi tak wait hi kar raha hu aur prices double ho gaye hain. Don't overthink it, apna ghar hai, enjoy karo. EMI comfortable hai toh sab theek hai.
Exactly, bhai. RERA ID is crucial. I almost booked a flat in Aavalahalli last year, builder ne promised possession in 18 months but RERA status was showing major delays. Maine back out kar diya. Later pata chala project abhi bhi stuck hai. So, RERA details are important for transparency and to know the actual status. Agar aapko 8k/sqft ke aas paas mila hai, toh theek hai, but usse upar toh thoda risky lagta hai.
Fortune Primero is generally a decent builder, but Konanakunte mein prices are usually between 7k-9k per sqft for new projects. Agar is range mein hai, toh theek hai. RERA ID toh builder ki website pe mil jayega, check kar lo.
Same pinch! Maine bhi last year Adigara Kallahalli mein liya tha aur abhi bhi yahi confusion hai. EMI bhi close to yours hai. Lagta hai first-time buyers ki yahi kahani hai.

Sach kahu toh, I think thoda early ho gaya. Konanakunte mein prices already peak pe lag rahe hain. Mere friends ko Akshayanagar mein 2BHK isse better deal mein mil gaya tha last year. Abhi toh interest rates bhi high hain, correction aayega pakka.
