Is Kviraaj Mayfair genuinely a good home, or just another fancy brochure? Everyone online raves about its amenities, but I hear the reality is different. Are the pools actually usable, or just for show? I'm currently in a 2BHK in Sector 76, thinking of upgrading to a 3BHK here. The price jump is significant for a completed project, and I already have a home loan. Honestly, is the community vibe friendly, or just isolated families? I need a real home, not just a property. Change my mind.

This whole discussion is so relatable. I'm also looking to upgrade from a 2BHK in Sector 137 to a 3BHK, but the market feels so inflated right now. Every builder is touting 'luxury' and 'amenities' but the basic livability and community aspect gets lost. With interest rates also high, it's a
U3, you're right about the 'completed' status. U1, you mentioned it's completed, but the RERA details for Kviraaj Mayfair (UPRERAPRJ852) show possession date as 2025-12-01. How can a completed project have a future possession date? Is it partially completed or what's the actual status?
U5, good catch! That's the builder trick right there. 'Completed' often means structure is up, but interior finishing, utility connections, and sometimes even occupancy certificates are pending. So technically, it's not ready for living. The RERA date of 2025-12-01 for UPRERAPRJ852 confirms it's not actually handed over yet. This means you'll be paying EMI on a property you can't even move into for almost two more years! Think about the opportunity cost, especially with your existing home loan, U1.
I visited Kviraaj Mayfair last month. Honestly, the sample flat was stunning, and the club house looked good. The security seemed tight too. But I did wonder about the actual usage of those fancy pools. The sales guy kept pushing the 'luxury' angle, but I'm also looking for a home, not just an investment showpiece.
U8, I went for a site visit a few months back. The main pool was filled, but no one was using it. It looked clean though. But the kids' pool was empty. So, usable? Yes. Actively used? Not sure. Could be a maintenance cost issue later on, jo society par aaega.
U4, did you see anyone actually using the pools during your visit? Or were they just sparkling empty?
Haan yaar, this is the story of every other project in Noida these days. Builders promise the moon, deliver dust. I saw some flats in Alpha I Greater Noida last year, same story. Amenities look great on paper, but maintenance is a nightmare. And the community vibe? Often just a collection of strangers sharing a parking lot. Kviraaj Mayfair might be 'completed' but I'm always wary of projects with such a wide price range like ₹72 L – ₹1.8 Cr. What are they hiding?
Exactly! Builders are playing with words. My brother booked in a project near Ajayabpur, same issue. 'Ready-to-move' turned into 'ready-to-wait'. It's frustrating for first-time buyers who just want a clear picture.

U11, that's solid advice. U1, what did you end up doing after all this discussion? Did you visit again?
Totally get what you're saying, bhai. Brochure mein sab gold hota hai, reality mein pittal. That price jump for a 'completed' project sounds fishy.
