₹1.5 crore for a 3BHK in Sector 150 seems steep, but my wife loves the amenities. We're checking out projects from Pratishtha Group, even Pearls Gateway Towers, but the RERA compliance part is giving me major anxiety. My last builder delayed possession by 2.5 years, and getting legal clarity was a nightmare. Don't want that again, especially with kids' school next year. How do you guys *really* check a builder's RERA registration beyond just the number? Any specific red flags on the UPRERA site for Noida projects? If a builder delays possession, what are the *actual* legal options under RERA? Is a RERA complaint effective, or just on paper for getting possession on time?

U3, RERA site pe sirf registration number mat dekho. Project details mein jaao, wahan builder ka quarterly progress report, sanctioned plans, land title documents, aur even the agreement for sale ka draft milta hai. Cross-check karo ki promised amenities wahi hain jo plan mein hain. Builder ka financial health bhi dekho indirectly by checking for any encumbrances on the land. Aur haan, completion date aur revised completion date ka difference bhi notice karna, that's a big red flag.

Bhai, Pratishtha Group se dur hi raho toh accha hai. Mere cousin ne Alistonia Estate mein ek flat book kiya tha, 2 saal late mila. Bas bahane sunte rahe. RERA complaint file ki thi but process itna slow hai ki himmat toot jaati hai, end mein compromise karna pada.

Mera ek dost Alpha I Greater Noida mein phasa hua hai inke project mein, possession date toh bas number hai unke liye. RERA website pe sirf registration number dekhna kaafi nahi hai, asli game toh documentation mein hai. 1.5 Cr in Sector 150 is a lot, no doubt. But if the amenities are great, it's tempting. Jaise aapne bola ki sirf number kaafi nahi, toh aur kya check karna chahiye RERA site pe? Koyi specific section ya documents hain jo hum beginners ko dekhne chahiye?
Absolutely, bhai! Meri bhi same anxiety hai. Pearls Gateway Towers ka naam suna hai but Pratishtha ka track record sunke confidence nahi aata. Lagta hai sab builders ek jaise hi hain.
