Since last quarter I've been doing site visits for potential investments. GR Regent Park mein construction quality dekh ke thoda tension ho raha hai. From my experience, poor build means high maintenance. Is it worth paying premium for amenities like a big clubhouse if it's a ghost facility? Does that actually drive resale value? Kya lagta hai?

Totally agree with you, U1! I visited GR Regent Park a few months back and had similar thoughts. The clubhouse looked grand but felt oddly empty, almost unused. It makes you wonder if anyone actually uses these 'premium' facilities after moving in. Paying extra for something that's just for show feels like a waste. Plus, the overall finishing in some common areas already looked a bit dated for a project of that price bracket.
