My Magnolias investment: Exit strategy concerns
DLF Magnolias — been looking at this for myself, not just clients. I know the price tag is crazy high (₹40-70 Cr+), but for a completed project, what's the actual capital appreciation track record? Matlab, launch se ab tak kitna badha hai? Resale market mein liquidity ka kya haal hai? It's so high-end, buyers milte bhi hain easily? My biggest concern is exit strategy for such a big ticket investment. Not sure kitna upside bacha hai.

If you're looking for appreciation, maybe look at emerging corridors or properties with lower ticket sizes in Gurugram, where the buyer base is wider. Exactly! I've been wondering the same. For such ultra-luxury, the buyer pool is so niche. Kahin phans na jayein hum jaise first-time investors. Liquidity is a real concern.

U4, as per some reports, Magnolias main launch ke time 15-20k/sqft tha. Ab toh easily 40-50k/sqft chal raha hai, maybe more depending on the unit. But that growth is already done. Future upside seems limited, especially with so many new luxury projects coming up on Airport Road (Gurgaon side).
Bhai, itna paisa toh sochna bhi mushkil hai. Exit strategy toh baad ki baat hai. Price toh bahut zyada lag raha hai.
