Manimajra ke prices are getting crazy, honestly. I work in real estate but buying for myself is a different ball game. Builders quote ₹90L+ for a 3BHK, but is that justified for the current infrastructure? I'm not sure. What's the real ground reality for negotiation here? Also, with the New Chandigarh Master Plan, how will that impact resale value in 3-5 years? Koi batao, current market mein resale kitna easy hai? And what about upcoming developments, will they actually improve things or just add to the congestion?

As someone who's been looking for a while, I can tell you negotiation scope is almost nil for new projects from big builders. They have their price charts and stick to them. For resale, you might get 2-5% off if the seller is desperate, but don't expect miracles.
The New Chandigarh Master Plan is definitely a factor, but the impact on Manimajra specifically is debatable. Builders are using it as a selling point, but for resale, a lot depends on actual development. I bought a plot in Rasulpur 2 years ago hoping for appreciation, and it's been slow. The 'sustainable' part is the big question mark.

Totally agree with the original post! Manimajra prices are just too high. I saw a 3BHK near Sector 13 for ₹95L, unrenovated! Infrastructure is still catching up, roads are narrow, and traffic is a nightmare during peak hours. How can they justify this premium? Feels like pure speculation.
Is it just Manimajra, or is this happening everywhere in Chandigarh's periphery? I heard Mullanpur Garibdass also saw a sharp increase. Is this sustainable?
Haan bhai, exactly my thoughts. Builder bolte hain 'proximity to Chandigarh', but that proximity comes with its own set of problems. Infrastructure needs serious upgrade.
