Negotiating flat prices in Pune feels like a losing battle sometimes. I just took possession of my 2BHK from Swastik Buildtech in Manjari Budruk two months ago, and honestly, the final cost was way more than I expected. My base price was around ₹78L. I thought I got a decent 2% off, but then, all these hidden charges popped up at possession – obscure PLC, society formation, utility connection fees. It easily added another 3-4 lakhs to the total. Did anyone else face this? What are the actual non-negotiable hidden costs in Pune for a 2BHK around this budget? How much did you manage to negotiate off the *total* acquisition cost, not just the base price? I'm planning another investment and want to avoid these surprises.

I'm also looking at Manjari Budruk and the prices are just insane. ₹78L for a 2BHK sounds okay but then these add-ons... bhai, mera budget toh hil jaata hai. Did you try pushing back on any of those 'hidden' charges or were they non-negotiable? Kitna total negotiation hua on the final figure?
