Honestly, I'm kinda regretting my decision to buy into Mapsko Krishna Apra Residency. Got a 3BHK here a couple of years back, thinking it'd be a solid investment. Abhi tak I'm in a 2BHK in Sector 137, aur I wanted to upgrade, but also ek investment angle tha. Price range toh ₹1.75 Cr–₹2.68 Cr hai, but resale market bilkul dead lag raha hai. Jab li thi, laga tha capital appreciation achha milega, but nothing significant. Investor ratio itna high hai kya ki end-users mil hi nahi rahe? Lagta hai ghost society ban jaayegi. Has anyone else invested here and felt the same pinch? Koi exit strategy ya tips hain kya? Really need opinions on this.

Noida mein abhi market thoda slow hai, especially for older projects, but dead toh nahi hona chahiye. Maybe thoda negotiation karke dekho.
Toh aapko kya lagta hai, what's a realistic price for a 3BHK here right now considering the market? Like, agar koi urgent sale ho toh kitna discount expect kar sakte hain from the original range?

Plus, construction quality of older projects can be a concern for many buyers now. So, unless you're selling at a significant discount, it's tough to find genuine end-users.
Totally feel your pain. Mere ek dost ne Alpha I Greater Noida mein liya tha, same issue. Builder ne toh vaade bade bade kiye the, but end-users wahan bhi kam hi hain. Jab investor ratio itna high ho jaata hai na, toh market artificially inflated lagta hai aur phir jab exit karna ho, tab buyer nahi milte. Especially jab project kaafi purana ho jaata hai, then new buyers prefer new construction, aur aapko apna price niche lana padta hai. Bahut tough situation hai.
