posted on 9 MayMy Max Antara investment dilemma
Since last quarter I've been tracking Max Antara in Gurugram quite closely. Current pricing for ₹4.18 Cr–₹6.36 Cr seems high, but what's the real capital appreciation since launch? Any idea on pre-launch prices versus now for these units? From my experience, Gurugram mein rental yield manage karna tough hai; what's the realistic rental yield here? Builder ka delivery track record kaisa hai, especially for timely possession? I'm looking at long-term ROI, so understanding the true capital appreciation and rental potential is key. Any insights would be helpful.

Dekho guys, while the price is steep and possession is far, we also need to consider the long-term vision. Max Antara is in a prime area, and Gurugram will continue to grow. For long-term ROI, sometimes you have to look beyond immediate concerns. Current market conditions might make it look expensive, but in 10-15 years, this could be a different story. But yes, builder's credibility and RERA compliance are super important.
Builder ka delivery track record kaisa hai? Max group ka naam toh hai, but specifically for residential projects aur timely possession, kya experience raha hai logon ka? Mere ek relative ka project Airport Road pe bahut delay hua tha, toh main bahut cautious hoon is cheez ko lekar. Koi real-time feedback hai?
Any specific Max projects jisme delays hue hain? Koi example de sakta hai? General delays toh sab builders karte hain.
Totally agree with U9. Builder ke promises pe mat jaao. Mera khud ka experience hai Gurugram mein. Ek project mein toh 2 saal late possession mila, woh bhi after so many follow-ups. Airport Road ke paas ke projects mein yeh common hai. Max Antara mein bhi 2028-12-01 ka date hai, I'd mentally add another 6-12 months just to be safe. It's a huge mental and financial drain.
U4, Max ka overall reputation theek hai, but like any big builder, unke bhi delays hote hain. Especially with large-scale projects like Antara (300 units), managing timelines can be a challenge. Always read the RERA documents carefully for past project delivery dates.
Maine thodi research ki thi Max Antara pe. Builders generally initial phases mein lower prices rakhte hain to attract buyers. Pre-launch prices toh shayad ₹3.5 Cr ke aas paas the, but I can't confirm exact figures. As for rental yield, Gurugram mein 2-3% se zyada expect karna mushkil hai, especially for luxury projects. With a possession date of 2028-12-01 and 300 units, it's a long wait, and competition for rentals will be high. Think about the interest you'll pay on your loan till then!
Haan, Baliawas mein bhi ek project dekha tha maine, similar long possession date thi, aur builder ne baad mein 6 mahine aur delay kar diya. These long timelines are risky. Plus, jab tak possession milega, market conditions kya hongi, kaun jaanta hai. My friend bought near Badshahpur and faced similar issues.
U3, aapko pre-launch price ka idea kahan se mila? Because agar ₹3.5 Cr tha toh current price ₹4.2 Cr – ₹6.4 Cr is a significant jump. But is it confirmed? Aur rental yield 2-3% toh bahut kam hai for such a high investment.
2028 end tak possession? That's almost 5 saal! Itna lamba wait, interest ka bojh alag. Mann toh karta hai invest karne ka, par darr lagta hai.
U1, totally agree! Price toh bahut hi high lag raha hai. Main bhi yahi soch raha tha, pre-launch mein kya rate tha? Usse kitna badha hai ab tak, koi idea hai kisi ko?
Yaar, Max Antara ka price tag ₹4.2 Cr – ₹6.4 Cr sunke hi heart attack aa jaata hai. For a first-time buyer like me, it's a huge leap of faith. Capital appreciation ki baat kar rahe ho, but Gurugram mein abhi market thoda thanda lag raha hai. Kya sach mein itna return milega long-term mein ya sirf hype hai?
