Under-construction projects in Bangalore are always a gamble, even for us 'insiders'. I'm seriously looking at Mithila Splendor for investment, especially the 2 BHK units. My budget is around 1.1 Cr, but honestly, I'm not fully convinced about its investor potential. I know what builders don't tell you, but still... what's the actual rental yield people are seeing there, off the record? Kitna mil jata hai? Also, resale market kitna liquid hai for Mithila Splendor? Will I find buyers easily in 5-7 years, ya illiquid ho jayega? Capital appreciation ka kya trend raha hai since launch? Has anyone tracked it properly? Delivery timeline par bhi thoda doubt hai, it's ongoing. Should I push for it ya better options dekhun for long-term ROI?

Dekho, Mithila Splendor might be a decent project, but for a first-time investor with a tight budget, under-construction can be risky. Resale liquidity in 5-7 years really depends on the overall market then, and how well the project ages. Capital appreciation has been decent in Bangalore generally, but project-specific data is hard to get, builders won't share. My advice: if you're not fully convinced, maybe look at ready-to-move options, even if they're slightly older. You get immediate rental income and no possession date worries. For long-term ROI, sometimes a slightly lower but stable return is better than chasing high, risky appreciation.
Agree with U11. Ready-to-move is definitely less stressful. Resale is a huge concern with these projects if market sentiments change.
U11, you've hit the nail on the head. Ready-to-move makes sense. But for Mithila Splendor specifically, koi actual numbers batao na yaar rental yield ke. Kitna expect kar sakte hain 2 BHK se in that locality?
Delivery timeline ka doubt toh bilkul sahi hai. The official possession date is 2026-10-01, which is still some time away. But with ongoing projects, builders often push dates. My friend booked in Agrahara Layout, same situation, 6 months delay ho chuka hai already. Is project mein bhi delays ka scope hai kya?
U8, absolutely! Builders will always give an optimistic date. I had a terrible experience with a project near Akshayanagar, they delayed by almost a year and a half. Every quarterly update was just 'minor construction delays'. For Mithila Splendor, if you're buying for investment, any delay means lost rental income and holding costs. Factor in at least 6-12 months buffer.
Bangalore ka market abhi thoda challenging hai, especially for immediate high appreciation. Interest rates high hain, aur inventory bhi kafi hai. Mithila Splendor ka price range ₹90 L – ₹1.2 Cr hai. Agar aapko 1.1 Cr mein 2 BHK mil raha hai, then it's on the higher side of their range. Long-term ROI ke liye, you need to factor in property tax, maintenance, and potential rental voids. Don't just look at the purchase price.
I was looking at a similar project near Aavalahalli a couple of years back, also under-construction. They promised possession in 3 years, but abhi tak wait kar raha hoon. Mithila Splendor mein total 124 units hain, it's not a very large project, which can sometimes mean better management, but also means less buzz for resale later. Be very careful with the 'ongoing' status, especially if you're banking on appreciation.
That's a very valid point, less units can be a double-edged sword. Did your Aavalahalli project ever get delivered?

Sahi baat hai, under-construction mein risk bahut hai. Iska RERA number pata hai kya? Aur builder ka track record kaisa hai?
Bhai, exactly my dilemma! Mera budget bhi similar hai, around 1.1 Cr for a 2 BHK. Mithila Splendor looks good on paper but that 'ongoing' status gives me chills. Rental yield aur resale liquidity ka toh sabse bada question mark hai for first-time investors like us. Hope someone has some real insights.
