My MMD Provica Homes site visit: Spotting early issues
Since last Diwali, I've been checking projects, MMD Provica Homes bhi dekha hai. I work in real estate, but buying for myself is different. For under-construction, I always check plaster finish aur wiring conduits site visit pe. Matlab, agar abhi se uneven lag raha, baad mein kya hoga? Any hacks to spot poor quality early, jo builders chhupate hain? What else to look for?

MMD Provica Homes? Naam sunte hi thoda doubt hota hai. I've heard mixed reviews about this builder. Agar abhi se issues dikh rahe hain, toh aage kya hoga, bhagwan jaane.
MMD Provica Homes ka price range kya chal raha hai abhi? Hum log first-time buyers hain, toh budget ka bahut dhyan rakhna padta hai. Agar quality issues upar se hain, aur price bhi high, toh bahut risky ho jaata hai. Kitne mein mil rahe hain units wahan?
Exactly! That price range is for what size of unit? Aur itne mein toh achhe options mil jaate hain around Ajayabpur bhi, with better RERA compliance I hope. Provica Homes ka toh RERA number bhi Not Applicable dikha raha hai, which is a major red flag for me.
Haan, ₹42 L to ₹88 L is quite a range. Noida mein abhi market thoda unstable hai, itna invest karke agar quality issues aa gaye toh double loss. Bohut darr lagta hai.
Price range for MMD Provica Homes was roughly ₹42 L to ₹88 L as far as I remember from my research. For a first-time buyer, it felt a bit on the higher side, especially considering the total units are only 18. Limited inventory, but still, for that price, you expect top-notch quality, right?
Totally agree with the OP. Builders try to cut corners everywhere. My biggest hack is to check the plumbing lines in the washrooms and kitchen – not just the fittings, but the actual pipework if possible. I once saw a project in Alpha I Greater Noida where the drainage slope was all wrong. Builder ne plaster se sab chhupa diya tha. Later, it became a huge issue for residents. Always look for water damage signs, even slight ones, they're red flags.
Your experience in Alpha I Greater Noida sounds exactly like what happened to my cousin! He bought a flat in a project near Alistonia Estate and the bathroom tiling was done so shabbily, water started seeping into the downstairs flat within months. The builder kept giving excuses. These things look minor but become huge headaches later. Always carry a small spirit level to check floors and walls for evenness, it helps a lot.
That's a solid tip about plumbing, never thought of that! So, apart from plaster and wiring, you're saying check for water damage and drainage? Any other specific 'hidden' spots we first-time buyers should be aware of on a site visit?
MMD Provica Homes... Oh, I've seen their ads. But wait, you said you've been checking projects. Isn't Provica Homes already completed? Mujhe laga uska possession toh 2023-01-01 mein ho gaya tha?
Completed hai? Wow, toh OP jo issues spot kar rahe hain, woh kaise possible hai abhi? Maybe he's talking about a different phase ya phir re-sale units ki baat ho rahi hai?
Haan, bilkul sahi keh rahe ho. Possession toh mil chuka hai. Mere ek friend ne wahan liya hai, usko January 2023 mein hi mil gaya tha. But even after possession, kuch minor finishing issues toh aaye the usko, jaise cracks in a corner of the wall. Builder ne theek karwa diya, but it was a hassle.
Bhai, you hit the nail on the head! Plaster finish aur wiring, these are the first things I notice too. Agar inmein hi gadbad hai, toh aage kya expect karein? Good post, yaar.
