Honestly, DLF ka delivery track record Mohali mein is a joke, but M3M ki construction quality bhi koi khaas nahi. Everyone praises them, but mera toh experience theek nahi. Agree or disagree?

See, both builders are big names, but consistency across all projects and locations is a huge challenge. Current market conditions, especially with raw material costs and labor shortages, are making things worse for timely deliveries. My advice for any first-time buyer would be to thoroughly check RERA status, visit the site multiple times, and talk to existing residents if possible. Don't just go by brand name, even in areas like Airport Road Gurugram, delays are common.

Mera view thoda different hai. M3M ne Gurugram mein Badshahpur ke paas ek project timely deliver kiya hai. Maybe Mohali mein unka focus ya execution itna strong nahi hai. Har location ka alag scenario hota hai.
Mohali mein DLF ka track record sach mein kharab hai. Mera ek relative Phase 9 mein booking kiye the 2018 mein, abhi tak possession nahi mila. RERA mein complain bhi kiya but builder date pe date de raha hai. They just keep extending. M3M ka pata nahi but DLF se toh door raho.
U6, Phase 9 ka abhi bhi construction pending hai, bas shell ready hai. Payment plan construction-linked tha, so thankfully not much paid for the delay period. But builder ne koi interest offer nahi kiya, bas ek 'force majeure' clause dikha dete hain. Legal battle is ongoing. Bahut frustrating hai, especially jab aap rent bhi de rahe ho.
Phase 9 waale project ka latest status kya hai? Aur payment plan kya tha unka? Yeh delays mein interest charge karte hain kya?
Haan, yeh toh common hai. Market mein builders aise hi kar rahe hain, especially post-COVID delays ke baad.

Bhai, high-end dikhte hain bas. Mere dost ne M3M Golfestate mein liya tha, plumbing issues shuru ho gaye within 6 months of possession. Finishings bhi average thi, considering the premium price. So, haan, quality issues hain.
Totally agree! DLF ka toh sunke hi darr lagta hai. M3M ki hype bahut hai, but under construction sites dekh ke lagta hai they cut corners. As a first-time buyer, it's so confusing. Lagta hai sab builders ek jaise hain.
