My Mohali real estate numbers aren't adding up
Okay, I'll say what no one else is saying – the infrastructure impact on Mohali's 'Ready to Move' corridor is overrated in many pockets. From my experience, the airport road expansion and new flyovers haven't delivered uniform appreciation across the board. Sectors 70-71 definitely saw a bump, but deeper into the corridor, mere connectivity isn't translating to higher ROI. My numbers show only 2-3% extra CAGR there. Are investors just assuming 'Ready to Move' means guaranteed growth due to roads? Change my mind.

Totally agree with the original post! I've been tracking a few projects near the new bypass towards Landran, and the 'connectivity premium' seems to be fading fast. Builders are still marketing heavily on airport proximity, but when you crunch the numbers, the actual capital appreciation is barely beating inflation. Mera toh budget tight hai, aur yeh 2-3% extra CAGR sunke toh aur darr lag raha hai.
