Since last Diwali, I'm seriously thinking of finally buying a place in Mohali, fed up of renting. Har saal landlord rent badha deta hai, aur upar se broker ki fees alag. Lately, I've been looking at Sector 85, thinking of a 2BHK there. EMI vs rent ka math ab bilkul buying ki taraf tilt ho gaya hai. But yaar, yeh brokers har jagah kyon hain? Can't we find flats directly from owners? Kitna commission le lete hain! Is it even possible to avoid them for rentals ya buying? Any experiences?

Brokers are a nightmare, agreed! For rentals, it's almost impossible to avoid them unless you get lucky with a direct owner listing on some local WhatsApp groups, which are rare. For buying, you can try RERA-registered projects directly from builders, but even there, they have their 'channel partners' who act like brokers. In Sector 85, I heard about a project (don't want to name it) where they promised possession by 2023 end, but abhi tak construction slow hai. Always check RERA for actual possession dates and builder reputation. Don't fall for pre-launch offers without due diligence.

Exactly! Airport Road Mohali side mein bhi rates kam nahi hain. Plus, connectivity thodi issue hai if your work is in Chandigarh. Broker toh wahan bhi milenge hi. I saw some flats there, but they felt a bit isolated. So, no, U2, less broker involvement is a myth.
Haan, Airport Road side options hain, but for a 2BHK, you'll still be looking at 45-50L minimum for something decent. And brokers? They're everywhere, even there. I tried going directly to a builder site near Baliawas once, and their sales team was just as pushy as a broker, sometimes even worse. So, less broker involvement? Not really, just a different kind of 'agent'.
Totally relatable post! Mohali mein bhi same haal hai, especially with brokers. Har cheez mein commission chahiye inko. I'm also looking to buy in Mohali, tired of the rental trap.
