My MR Officer City 1 amenity reality check
Possession was in March at MR Officer City 1, and honestly, expectations high the. Jab site visit kiya tha, amenities list bohot impressive thi, especially the clubhouse aur sports facilities. But abhi jab move in kiya hai, lag raha hai kuch promises bas brochure pe hi the. Clubhouse mein swimming pool abhi tak ready nahi hai, aur gym equipment bahut limited hain. Kids play area bhi chhota sa hai, not what they showed in renders. It feels like a ghost facility sometimes. Yaar, itna paisa diya hai, is it worth it? Has anyone else faced this gap between what was promised and what you actually got after moving into a new project in Ghaziabad?

Honestly, this whole experience is a lesson for first-time buyers like us. We get swayed by glossy brochures and competitive pricing (MR Officer City 1's range ₹47 L – ₹96 L was tempting). But the hidden costs and incomplete promises hit hard. My advice: always insist on seeing the RERA documents, the actual construction progress, and talk to existing residents if possible. Don't just rely on the sales pitch.
Ghost facility, lol! Sahi kaha. Builders ki marketing teams are too good at selling dreams.
This is why due diligence is key. MR Officer City 1 ka RERA number UPRERAPRJ7140 hai, aur possession date 2022-03-01 thi. Agar amenities incomplete hain, you can raise a complaint with RERA. Price range ₹47 L – ₹96 L for incomplete amenities is just too much.
Haan, U4, RERA ka process lamba hai. Plus, many buyers don't even know what to check in the RERA documents. Builder often shows amenities in the brochure that are not even part of the RERA approved plan. It's a common trick. Always cross-check the RERA project details with the brochure promises before booking, especially for the total units (1876 in this case).
U4, you're right about RERA. But the process is so long. And with current market conditions in Ghaziabad, resales are also not easy if someone wants to exit due to builder issues.
Bhai, you're not alone. I bought a flat in a different project near Abhay Khand a few years back. They promised a multi-purpose hall and a proper jogging track. The hall is still a concrete shell, and the 'jogging track' is just a paved path around the building with cracks. It's frustrating to see your hard-earned money go into something that feels incomplete. These RERA rules are there, but enforcement feels so slow sometimes.
U11, yes, we did try forming an RWA, but it's hard to get everyone on the same page. Some residents are still waiting for possession, so their priorities are different. The builder knows this disunity.
U3, did you guys form a resident welfare association (RWA) or something to collectively push the builder? Sometimes strength in numbers works better than individual complaints.
U3, same pinch! My gym is literally two treadmills and a broken cycle.
Oh no, this is my biggest fear! I'm looking at properties in Ghaziabad too. Did you try complaining to the builder directly, ya is it even worth it?
Exactly, U2. Builders usually have clauses saying 'amenities subject to change' or 'tentative completion'. Unless it's explicitly in your sale agreement with timelines, it's tough. Happened with my uncle in Vaishali.
U2, direct complaint se zyada kuch nahi hua mere case mein. They just give vague timelines.
Totally relate! Builders show one thing, deliver another. My friend in Ahinsa Khand II faced similar issues with his project's promised green spaces.
