Since January I've been shortlisting flats in Ghaziabad, mainly Muradnagar. Fed up of renting, you know? My big learning: don't just see current prices. Always check the resale market for similar projects. Builder ka reputation aur OC status bohot impact karta hai future selling pe. Kisi ne Muradnagar mein resale experience kiya hai? Kitna liquid hai wahan ka market?

Overall, I think Muradnagar ek emerging market hai. Resale mein time lag sakta hai, but agar investment horizon 7-10 saal ka hai, toh theek hai. Bas builder aur OC ka check pakka karo, jaise original poster ne kaha. Location ke hisaab se thoda research aur kar lo.

Haan, prices stable hain. Builders bhi discounts aur schemes de rahe hain. Ache time hai negotiate karne ka, especially if you have ready funds.
Market mein thodi uncertainty hai abhi. Interest rates upar hain, toh buyers kam hain. Afzalpur mein prices abhi stable hain, zyada fluctuation nahi dikh raha. Long term ke liye theek hai, short term gain mushkil hai.
Maine toh 2 saal pehle Muradnagar mein liya tha, ek small builder se. OC mil gaya hai but resale ka socha nahi abhi. Meri advice hai ki OC status pe bohot focus karo, warna loan transfer mein bhi problem aati hai aur future mein bechna bhi mushkil ho jaata hai.
Muradnagar mein resale bohot slow hai, trust me. Mere ek relative ne 5 saal pehle liya tha, ab bechna hai toh buyer hi nahi mil rahe. Better options hain Ghaziabad mein, jaise Ahinsa Khand II. Thoda expensive hai but liquidity achhi hai aur infrastructure bhi better hai.
X Builder ka Phase 1? Uska price range kya hai abhi aur possession kab mila tha?
Ahinsa Khand II toh budget se bahar hai yaar for most first-time buyers. Muradnagar mein bhi kuch projects hain jo deliver ho gaye hain with OC. Jaise X Builder ka Phase 1, uska resale market theek hai. Liquid toh nahi keh sakte, but bech sakte ho agar urgent na ho.
Yaar, totally relate! Main bhi Muradnagar mein dekh raha hoon, but resale ka sunke darr lag raha hai. Builder ki reputation kaise check karte hain properly? RERA site pe sab sahi dikhta hai, but ground reality kuch aur hoti hai.
U2 ki baat bilkul theek hai. Mera ek friend Achchheja mein phasa hai, builder ne possession date 3 baar extend kar di. Ab OC ka kuch pata nahi. Reputation ke liye online reviews aur local brokers se bhi puchho, unhe sab pata hota hai, kaun sa builder kaisa hai. Unko pata hota hai kaun time pe deliver karta hai aur kaun nahi.
Sahi baat hai, RERA pe sirf registration number milta hai. Builder ke previous projects dekho, unke residents se baat karo, wahi asli feedback denge.
