Negotiation in Pune, especially for new projects, is far tougher than most think. I recently tried for a 2BHK in Market Yard with EH Reality Llp, targeting 75L. Builder just wouldn't budge much. Max ₹1.5L off, that's it. Phir, possession ke time kuch hidden charges nikle – extra society formation fees, utility connections ke costs, not in the initial quote. It really messed up my ROI calculations. Kitna kam kar sakte ho realistically, from your experience? Are these hidden costs normal now?
