Budget finalized, loan pre-approved – now stuck on Sattva Lake Ridge. Everyone talks about builder track record for delivery, but no one mentions investor-to-end-user ratio. Kya matlab ROI agar society ghost town ban jaaye? Resale value bhi gir jaati hai. Disagree? Tell me why.

My experience with another builder in Attapur was similar. They promised a community, but it's mostly rented out by transient IT crowd. The maintenance charges are high because fewer owners means more burden on the few who live there. Sattva Lake Ridge is a big project, 897 units, so the scale of this problem could be huge if not managed. Developers need to focus on genuine buyers, not just sales numbers.
Glad someone brought this up! I was looking at Sattva Lake Ridge too, the amenities look great on paper, but this ghost town fear is real. My agent kept pushing it saying it's a 'hot investment'. That itself made me suspicious.
Totally valid point, yaar! I've seen so many projects in Alwal where initially it looks good, but then it's mostly rented out by bachelors or remains empty for years. My biggest fear with Sattva Lake Ridge is exactly this. Possession date toh 2028 hai, which is quite far, giving a lot of time for investors to flip. How do we even find out this investor-to-end-user ratio before booking? Koi idea hai?
Sattva Lake Ridge ka RERA number kya hai? Usme kuch details milti hain kya investor vs end-user ki?
Exactly what happened with my cousin in a project near Ameerpet. They bought thinking it would be a vibrant community, but 70% flats are vacant or rented out to students who keep changing. Resale value is stagnant. For Lake Ridge, 897 units is a huge number. If even half are investors, it's a problem. We need more data on their previous projects' occupancy, not just delivery.
Bhai, this is an upcoming project, abhi se kaise pata chalega investor ratio? Builder ka track record dekho pehle. Sattva is a big name, they usually attract genuine buyers too. But yes, the 2028 possession date is a bit concerning for potential flips.
