Noida mein property negotiation kitna feasible hai, especially from an investor angle? I'm eyeing a 2BHK in Sector 117, maybe Realtech ka project, around ₹78L. Builders give spot discounts, but can we actually push for more? Not sure if secondary market deals offer better negotiation room than new launches. Also, total cost of acquisition mein kya kya hidden charges hote hain? Possession ke time par maintenance, utility connections, club membership fees – ye sab kitna add kar dete hain? My budget is tight, so I'm factoring everything beyond just PLC aur stamp duty. Construction-linked payment plans ko kaise leverage karein for better deal value? What's your experience, community?
