Okay I'll be honest — I'm really struggling with property calculations. Selectra Developers, Sector 117 mein 3BHK ka super area-carpet area difference bahut zyada hai. Is this normal, ya builder ka trap hai?

Bhai, pehle toh ye batao ki Selectra kitna difference bata raha hai? Normal toh 25-30% tak hota hai super vs carpet. Agar usse zyada hai, toh definitely red flag hai. Kya ratio de rahe hain woh log?

U1, Selectra Developers? My friend had a terrible experience with them in Sector 121. Delays, quality issues, and yes, the super area was also a mess. Unka track record average se bhi neeche hai, bhai. Be careful.
