₹78 lakh for my 2BHK in Devla last month. My EMI is ₹60k. Similar flats rent for just ₹20k. Is this rent-vs-buy gap normal for Noida Extension? Kya rental yield itna kam hai?

Bhai, 78L is steep for Devla unless it's a premium project. RERA website pe check karo developer ka track record. Many projects in this
Dekho, yeh normal hai. Noida Extension mein appreciation potential zyada hai rental yield se. Humne bhi 2018 mein liya tha, tab rental yield aur bhi kam tha. But property value doubled. Long-term investment hai, rent mat dekho. Plus, apna ghar, apna sukoon.
₹78 lakh for 2BHK? Bhai, Devla mein itna mehenga? Konsa project hai? Mera friend toh ₹65 lakh mein liya tha 3BHK, 2 saal pehle. Rent-EMI gap toh bahut zyada hai, it's almost 3x. Kya market crash hone wala hai ya prices will correct?
Which floor and tower is it? Sometimes higher floors or specific towers within the same project fetch more. But yeah, 78L for a 2BHK in Devla sounds steep. My cousin got a 3BHK in Alpha I Greater Noida for 85L just last year.
Market crash toh nahi hoga, but prices will remain stable for a while. Interest rates high hain, so demand thodi slow hai. Ye gap toh normal hai metro cities mein, especially in new developments.
Devla mein 78L for 2BHK is definitely on the higher side unless it's a super luxury project ya phir 1500 sqft ka ho. Generally, 60-65L is common for good projects there. Market crash toh nahi, but consolidation chal raha hai.
Yaar, same pinch! Mera bhi 2BHK 75L ka pada hai Alistonia Estate mein, EMI 58k. Rent bhi wahi 22-23k hai. Lagta hai Noida Ext mein yahi haal hai, rental yield bahut hi low hai. Soch raha hoon kya galti kar di khareed ke.
Haan bhai, it's a common issue in many ready-to-move projects in Noida Ext. Builders just want to offload inventory. The rent-vs-buy calculation always shows rent is better in the short term.
Sahi baat hai, Alistonia mein toh rentals kaafi depressed hain. Mere dost ne bhi wahan liya hai, usko bhi 20k se upar nahi mil raha. Builder ne bola tha 25k+ aayega. Sab jhoot tha!
