My Noida Extension flat hunt: Construction quality & maintenance worries
Resale of our existing property completed last month, now the hunt for a smaller flat in Noida Extension is getting serious. Kids have moved out, so we don't need such a big place anymore, just something manageable, maybe a 2BHK around Sector 150 or 107. We're looking at ATS and Godrej mostly, heard good things. But honestly, I'm worried about construction quality. My friend bought a flat from another big builder near Jewar Airport, and they had plaster cracks and seepage within a year. Is that common with these guys too? Also, post-possession maintenance charges. Some societies charge a bomb after a couple of years. What's the reality with ATS or Godrej projects here? Don't want any surprises after paying ₹80-90L. Any insights from existing residents would really help.

Totally understand your worry about construction quality. My cousin bought a flat in Greater Noida West and within 6 months, kitchen sink ke paas leakage shuru ho gaya. Builder ne ek saal tak ghumaya. Now I'm also looking in Noida Extension, same budget, and this is my biggest fear.
Haan bhai, same experience. My friend bought in Ajayabpur, and the builder used sub-standard fittings. Total headache.
