₹95 lakh for a 3BHK in Sector 84, Avexa Buildcon, feels steep. I'm based in Dubai, so site visits are tough. Is the secondary market around Noida Extension a smarter play for better negotiation and ROI? Or are new projects with PLCs/FRCs justified given Jewar Airport? Need advice on maximizing value remotely.

It's a tough call, new project vs secondary. New projects with PLCs/FRCs might give you a sense of 'future growth' but come with huge risks of delay and hidden costs. Secondary market in Noida Extension offers immediate possession, known quality (you can inspect it), and often better negotiation power. If Jewar Airport is your main driver, you need to assess the actual connectivity and infrastructure development, not just the distance. For maximizing value remotely, I'd lean towards secondary market with a trusted local representative. Did you manage to find any good options yet, OP?
Remote buying from Dubai means you need a very reliable local contact or a property consultant who works only for you, not the builder. Don't rely solely on online portals or builder's sales team. They'll paint a rosy picture. Get someone on the ground to do proper due diligence, check the builder's past projects, RERA status, and actual construction progress. ₹95 lakh is a huge sum, don't rush into it based on 'future potential' alone. A small investment in a good consultant can save you lakhs.
Being in Dubai and buying remotely is tough, I can imagine. For better negotiation and ROI, secondary market in Noida Extension is definitely a smarter play. Look at areas like Alpha-II Commercial Belt or even some good societies in Greater Noida West. Wahan pe ready-to-move options mil jaate hain, so no builder delay headache. Plus, you can often get a better price per sqft compared to new launches with all their hidden charges.
U9, prices in Alpha-II are relatively stable now, not seeing huge fluctuations like 2-3 years back. Good negotiation is possible, especially if the seller needs to liquidate. For specific projects, it depends on your budget, but many older, well-maintained societies offer good value. You might find a 3BHK in 70-80 lakh range if you search well and have a good local broker.
U8, what's the current market like in Alpha-II for secondary properties? Are prices stable, ya abhi bhi fluctuate kar rahe hain? Any specific projects you'd recommend looking into?
Your dilemma is so relatable! Jewar Airport ka buzz toh hai, no doubt. But I feel builders are using PLCs and FRCs just to inflate prices, calling it 'future value'. Is it genuinely justified for Sector 84? I mean, it's not exactly on the highway to Jewar. Noida Extension mein toh abhi bhi thoda scope hai negotiation ka, especially in areas like Ajayabpur. Kya lagta hai, new projects ka premium worth it hai ya secondary market mein hi dum hai?
I fell for the Jewar hype two years ago. Booked a plot near Alpha I Greater Noida, thinking it would skyrocket. Abhi tak ROI kuch khaas nahi dikh raha. Market conditions are tricky. Secondary market mein at least you know what you are getting, and you can see the actual property before investing.
U5, bilkul sahi kaha! PLC/FRC is mostly a scam if you ask me. Just another way to extract more money.
Bhai, 95 lakh for a 3BHK in Sector 84, Avexa Buildcon? That's definitely steep yaar. Especially for a first-time buyer. My friend booked with them in another sector, aur abhi tak possession nahi mila hai. Noida Extension side mein secondary market dekh lo, wahan shayad better deals mil jaayenge, especially if you can negotiate. Jewar Airport ka hype toh hai, but is it worth paying premium right now?
U3, haan, mainly possession delays. RERA registration numbers dekhoge toh pata chalega kitne projects time pe deliver nahi hue. Unka ek project Alpha II, Greater Noida mein bhi stuck tha for ages. Jewar ka proximity dikha ke rates badha rahe hain, but ground reality dekhni padegi. Remote buying mein toh aur careful rehna padta hai.
Really? Kya issues the Avexa ke saath? Like, possession delay ya construction quality? Main bhi ek project dekh raha tha udhar, ab thoda darr lag raha hai.
Totally agree with U1! Avexa ka track record kuch khaas nahi hai. Mera ek relative फंस गया था with their project near Alistonia Estate. Bahut delays kiye unhone, aur quality bhi average hi thi. Better to be cautious.
