Okay, I'll be honest — I completely underestimated the 'hidden charges' game in Noida real estate. Everyone talks about appreciation, but nobody mentions how builders like Aditya Builders & Developers quote a base price, say ₹78L for a 3BHK in Defense Mega City, and then add 15-20% extra. PLC, floor rise, club membership, maintenance advance... these costs just keep piling up. My budget was around ₹90L, but with all these extras, it's pushing ₹1Cr. Matlab, can you even negotiate on these "fixed" charges, ya sirf base price pe hi bargaining hoti hai? I feel like I'm being fleeced. It's almost a scam how they spring these costs at you last minute. Am I wrong about this, ya sabke saath aisa hi hota hai? Change my mind.

See, the base price is just the entry ticket. PLC (Preferred Location Charges) for corner plots or park-facing units, floor rise for higher floors, club membership for amenities – these are standard across most new projects. Maintenance advance is usually for 1-2 years. While these are 'fixed' from the builder's side, you can sometimes negotiate a small discount on the overall package or ask for a waiver on one minor charge if you push hard, especially during festive offers. But 15-20% is a bit high; generally, it's around 10-12% on top of the base price. The current market condition in Noida is a bit slow, so there might be more room for negotiation than usual, especially for ready-to-move properties.
U10, Alistonia Estate has good potential, but a general drop in base prices is unlikely. Builders might offer better payment plans or absorb some stamp duty costs instead of lowering the per sqft rate. Always compare the all-inclusive price, not just the base price, with other projects in the vicinity.
So, if the market is slow, do you think prices will drop further in areas like Alistonia Estate? I'm eyeing a property there, but these hidden costs are making me hesitant.
I had a similar experience with another builder near Ajayabpur. They quoted a price per sqft but then added charges for car parking, power backup, IFMS (Interest Free Maintenance Security), and even something called 'development charges' that were 5% of the base price! My 2BHK which was supposed to be 60L ended up being 72L. It's not just Aditya, this is an industry-wide problem in Noida, especially with projects that aren't in prime locations like Alpha II.
U7, unfortunately, most builders only give you the full breakdown in the 'Agreement to Sell' stage. Best practice is to demand a detailed cost sheet *before* booking. Development charges are usually for external infrastructure like roads, sewage, etc., but often they are just another way to inflate the price. Always insist on a RERA-compliant cost sheet, it should list everything. Agar nahi dete, toh samajh jao kuch gadbad hai.
That's crazy! So, is there any way to know all these charges beforehand? Like, before even visiting the site? Aur yeh development charges kya hote hain, they sound vague.
Bhai, you're not wrong, it's a common tactic. But Defense Mega City by Aditya Builders? Thoda research karna chahiye tha. Unka track record kuch khaas nahi hai. What about the possession timeline, is it RERA registered?
Haan bilkul, track record is key. Ye hidden charges ka game toh bas buyer ko phansane ka tareeka hai, they never tell you upfront.
Sahi kaha, U3. Aditya Builders ke projects hamesha late hote hain. Mere ek friend ne unke Alpha I Greater Noida wale project mein invest kiya tha, 3 saal late mila possession. Aur jab mila, toh quality bhi compromise thi. RERA registration toh hoga, but delays ka kya? Hidden charges toh sab lete hain, but builder ki reputation bhi dekhni chahiye. These charges are usually non-negotiable, only the base price has some wiggle room if you are lucky.
Totally relate yaar! Same pinch. Mera bhi budget 85L tha, ab 95L cross kar gaya hai sirf in 'extra' charges ki wajah se. Builders toh aise hi karte hain.
