Gulistanpur — been hearing a lot about this area lately. My first property hai, toh I'm really trying to get this right. Everyone's talking about Jewar Airport, and how it's gonna change everything for Noida real estate. I'm looking at a 2BHK, budget around ₹75L-₹85L. Not sure if buying near Yamuna Expressway micro-markets is still a smart move for appreciation, ya phir bahut late ho gaya hai? Like, will Sectors 150 and 107 still see big jumps? Builder ka track record bhi important hai, Godrej ya ATS mein options mil rahe hain. Kya lagta hai, Jewar ka real impact kitna time lagega dikhne mein? Aur kya project delays ka risk hai? Should I wait or jump in now? Confused hoon.

Short-term mein market volatility aur project delays ka risk hamesha rahega. Builders like Godrej or ATS generally have better track records, but even they face challenges. If you're comfortable waiting and have holding capacity, go for it. Otherwise, maybe look for ready-to-move-in options with established infrastructure, even if it's slightly away from the immediate Jewar influence zone.

U13 is right. Rates have really gone up. Banks are stricter too.
75-85L mein 150/107 mein thoda mushkil hai ab, decent options toh 90L+ ja rahe hain. Current rates 8.5-9% chal rahe hain. Maybe look a bit further, like Ajayabpur, wahaan thode better deals mil sakte hain.
I bought a 2BHK in Sector 150 two years ago, thinking Jewar effect will be immediate. Prices have moved, no doubt, but not the 'big jumps' everyone predicted. Mera project RERA ID UP-RERAPROJ000123 hai. Connectivity abhi bhi ek issue hai, aur airport ke completion mein time lagega. Thoda patience rakhna padega, short-term appreciation ke liye mat aao.
Jab tak airport operational nahi hota aur surrounding infrastructure fully develop nahi hota, tab tak appreciation slow hi rahegi. It's a long-term play, 5-7 saal toh minimum pakad ke chalo. Project delays bhi common hain for such massive undertakings. Ye sab connectivity aur commercial development pe depend karta hai.

Haan bhai, same experience. My project near Alpha-II Commercial Belt also saw slow appreciation initially.

Exactly, builder ki reputation matter karti hai. Mere friend ne Alpha I Greater Noida mein liya tha, ek reputed builder se, usko time pe possession mila. Lekin Alistonia Estate mein ek project hai, wahaan pe log 2 saal se wait kar rahe hain. So, research is key.
Kaunse builders ki baat kar rahe ho aap, jinke track records kharab hain? Naam bataoge toh help ho jayegi. Main bhi research kar raha hoon.
