Okay I'll say what no one says — pre-launch deals are mostly a trap for end-users, not a discount. Builders like Realty Buzz push these hard in Sector 30, promising early-bird benefits. But is it really a benefit when you're locking in capital for years, with no clear completion date? I work in this space, and honestly, the 'discount' often gets eaten up by delays, and then you're stuck. Kya faayda? Change my mind. Is anyone actually getting great ROI from pre-launch in Noida?

Exactly what I'm going through! My capital is stuck for 3 years now in a project near Sector 150. Builder promised possession by 2022 end, now it's 2024 and still no sign. Pre-launch discount was barely 5-7%, which is peanuts compared to the interest I'm paying on my loan. This 'early bird' concept is just a way for them to fund their construction with our money. Totally agree, it's a trap for end-users like us.
