₹95 lakh for a 3BHK in Gaurs Sports Wood, booked it primarily for the promised amenities and security, but I'm getting worried. I'm based in Dubai, so I can't do a site inspection myself easily. My property manager keeps flagging the high maintenance charges. Are these charges actually delivering on promised services and upkeep? Specifically, for those living there, how are the security systems in practice – CCTV, visitor management? And is the clubhouse truly a used facility, or mostly empty? Does the perceived quality of maintenance impact tenant attraction or future resale value in Noida? Honestly not sure if I made the right call relying on brochures. Any similar experiences or advice on getting value for money from abroad?

Absolutely understand your worry, yaar. NRI investors often get the raw end of the deal. My cousin booked in Alistonia Estate and faced the same brochure vs. reality shock. Maintenance charges are
Bhai, 95 lakh for a 3BHK in Gaurs Sports Wood? Are you sure about the price? The current market rate for a 3BHK there is easily ₹2.5 Cr+! Either you booked it ages ago or there's some confusion. High maintenance is a red flag, especially if you're not there to verify. My friend in Alpha I, Greater Noida, also faced similar issues with a different builder regarding maintenance and amenities. How long ago did you book it?
Yes, Gaurs' maintenance track record is patchy, especially post-possession. Many complaints have surfaced regarding quality of common areas.
Haan bhai, I booked it back in 2018 when it was under construction. Price was definitely around that mark then. But abhi jab maintenance bill aata hai, I feel like I'm paying for 2.5 Cr ka flat, not 95 lakh ka! My main concern is if the security cameras are actually working or just for show. Have you heard specific things about Gaurs' maintenance?
