Was supposed to decide by last month but I'm still stuck on this resale market thing. I work in real estate, so I know the builder ki baatein, but buying for myself is a different game altogether. My budget is around ₹90L-₹1.2Cr. I'm looking at a 2BHK in Mohali Sector 71 (Omaxe) or a 3BHK near Aerocity (SBP Group). Honestly, resale market kitna healthy hai for these properties right now? Not sure if the appreciation is actually there after all the initial costs. And 2BHK vs 3BHK, which one gives better resale value and rental yield in Chandigarh? I'm worried about quality of construction in some older resale flats. What's the community's take on this?

Bhai, your situation is exactly what I'm going through! It's so different when it's your own money. The resale market in Mohali is tricky. I've heard Omaxe in Sec 71 has good connectivity but construction quality concerns for older blocks are real. Are you looking at a specific tower or phase in Omaxe?
Totally agree! For Omaxe Sec 71, they're probably talking about the older phases. New ones are decent. My friend lives in
