Been looking for a while now, and honestly, deciding between Gaurik Green Homes and SKA Metro Ville is tough. I work in this industry, but buying for myself means seeing past the brochures. Both are completed projects. Is SKA's higher price per sqft justified by better usable carpet area? Or is it just super area games? Also, for investment potential, which one actually looks better for 5-year appreciation? Any real experiences with amenities from either?

Bhai, exactly my situation! I'm also a first-time buyer and Gaurik Green Homes aur SKA Metro Ville dono ne mera dimaag kharab kar diya hai. Brochures toh sab acche lagte hain. But is SKA's higher price justified? Mujhe bhi lagta hai ki carpet area ka game hai.
Haan yaar, same pinch! Carpet area pe hi sab khel jaate hain, it's so frustrating for us first timers.
