My own Gurgaon flat hunt: real talk needed
Budget finalised, loan pre-approved – ab bas project final karna hai. I work in real estate, so I see through a lot of marketing, but for my own place, I want real experiences. Pitrachaya Dev Luxury Floors dekh raha hoon, but I'm worried about construction quality. Kai projects mein suna hai ki possession ke baad cracks aur seepage issues aate hain. Clubhouse aur green areas jo dikhate hain, woh actually usable hote hain ya sirf photos mein acche lagte hain? Maintenance charges bhi kitne hote hain aur service kaisi hai? Thoda off the record opinion chahiye. Kya worth it hai wahan?

For ₹1.9 Cr to ₹2.0 Cr, and a possession date of 2025-01-01, I think you have better options in Gurgaon, especially if construction is already done. Why the long wait for possession then? This market mein, you can negotiate hard. Don't rush into it just because it's 'luxury'. Check out smaller, reputed builders too. Sometimes they offer better quality and service at this price point. What exactly are your must-haves?
The clubhouse and green areas part is so true! Most of the time they're just for show in the brochures. Pitrachaya Dev Luxury Floors mein I know someone who lives nearby. Unhone bataya ki clubhouse looks good from afar, but it's rarely fully functional, especially the sports facilities. Green areas are there, but not always well-maintained. Just a heads up.
Dekho, construction quality ka issue toh har jagah hai aaj kal. Pitrachaya Dev Luxury Floors mein mere ek colleague ne site visit ki thi. He said the build quality looked decent from outside, but the internal fittings and finishings were average for the price. For ₹1.9 Cr, you expect top-notch, right? Have you checked other options in that price bracket?
My parents live in a different Pitrachaya project, not luxury floors, but the maintenance charges are quite high and service is just average. Lift issues, common area cleaning, all these things become a headache. Pitrachaya Dev Luxury Floors mein bhi yeh problem aa sakti hai. You should definitely inquire about the actual maintenance charges and what they cover.
I've visited a few projects too and what U5 said is so true. They show you a fancy model flat, but the actual unit is often just 'okay'. Especially with 184 units, maintaining consistent quality is tough. Pitrachaya Dev ka maintenance team kaisi hai, koi idea hai?
Yaar, Pitrachaya Dev Luxury Floors ka naam toh suna hai, but 2025-01-01 ki possession date for a 'completed' project sounds a bit off to me. Builder log aise hi karte hain, completion dikha ke booking karwa lete hain aur phir delays. Mere ek friend ka project Airport Road pe tha, same scene, 6 mahine late ho gaya. Be careful with these dates.
Totally agree with U2 and U3. My brother-in-law had a nightmare with a builder near Baharampur Naya. They said 'completed' but then the electricity connection took forever. Always ask for the RERA completion date, not just the builder's promised date. That 2025 date is a red flag if it's already 'completed'.
Exactly! My cousin booked in Badshahpur, uska bhi yahi haal hua. They claim 'completed' but then minor finishing ya OC ka issue bol ke latka dete hain. Pitrachaya Dev ka track record check kar lo acche se. ₹2 Cr is a lot to pay for uncertainty.
Hey everyone, I'm the one who posted the original query. Thanks for all your insights so far. Just to add, I've heard mixed reviews about the builder's previous projects, especially regarding post-possession issues. That's why I'm extra cautious. The price range of ₹1.9 Cr – ₹2.0 Cr for Pitrachaya Dev Luxury Floors also feels like a big commitment, especially when the possession is still slated for 2025-01-01 despite construction being mostly done. Is that normal for luxury projects?
