Kya Supertech Aadri aur Ansal Zinnia Garden mein price per sqft ka real scene kya hai? I'm looking to buy in Greater Noida, aur dono projects completed hain. Being in real estate myself, I know builders ka super area vs carpet area game. Ansal Zinnia Garden ka price thoda fixed lag raha hai, but Aadri mein range bahut hai. Kya amenities mein bhi koi real difference hai? Aadri ke brochure mein toh bahut kuch dikhate hain, but actual mein kitna use hota hai? And most importantly, since both are ready-to-move, RWA formation aur society ka mahol kaisa hai? Maintenance charges mein kya expect karein dono mein? Mujhe end-user ke perspective se genuine opinions chahiye. Off the record batao, kahan investment better rahegi for own stay?

Supertech Aadri ka naam sunke hi thoda darr lagta hai. Builder ka track record kuch khaas nahi raha hai past mein, bahut cases chal rahe hain inke against. Aapne mention kiya ki possession date 2018-12-01 hai, aur RERA number null hai. Yeh toh bahut bada red flag hai! RERA registration toh compulsory hota hai. Kya pata baad mein koi legal issue na ho jaaye. Mere ek relative ne Ajayabpur mein Supertech ka hi ek project liya tha, 5 saal late possession mila aur finish quality bhi bahut average thi. Investment ke liye toh bilkul risk hai, own stay ke liye bhi peace of mind nahi milega.
Sab Supertech ke khilaaf bol rahe hain. Kya kisi ka koi positive experience bhi raha hai Supertech ke saath? Ya phir sabke liye yeh red zone hi hai? Thoda balanced view chahiye, I'm genuinely trying to understand.
Exactly! Mere ek dost ne bhi Supertech ka project liya tha Noida Extension mein. Jab tak RERA nahi aaya tha, builder ne bahut ghumaya. Possession date extend hoti gayi, construction quality mein compromises hue. Current market conditions mein toh already buyers careful hain, upar se aise projects mein invest karna, bahut himmat chahiye. Especially for own stay, you want mental peace, not constant tension.
Haan, Supertech ki reputation toh sabko pata hai. Aapki baat sahi hai ki RERA number ka na hona bahut risky hai, especially for a project that got possession in 2018. Matlab, agar koi issue aata hai toh hum kahan jayenge? Better to be safe than sorry, I feel.

Carpet area (jahan aap actual mein chal sakte ho) 25-30% kam hota hai. So agar 1000 sqft super area hai, toh carpet area shayad 700-750 hi milega. Matlab aap ₹1000 per sqft de rahe ho, but effective carpet area cost ₹1300-1400 ho jaati hai. Budget-conscious buyers ke liye yeh ek major red flag hai.

Totally agree! Yeh super area ka chakkar toh pura fraud lagta hai. Pata nahi kitna extra paisa le lete hain bas numbers badha ke. Uske baad hidden charges alag.
