Sector 65 — been researching here for my own place. I'm in real estate, but buying for myself is totally different; it really makes you see through the marketing spin. What are people's thoughts on pre-launch pricing in Sohna? Builders push it hard, saying it's a discount, but honestly, I'm not sure if the early bird truly gets the worm or just an inflated super area. The super area vs carpet area trap is real, especially with some of these 3BHKs around ₹2 Cr. Is the floor-rise premium for a high floor actually worth it for ROI in Sohna? Or is it just a feel-good factor? Trying to get real, off-the-record opinions before I commit. Any hidden costs I should watch out for at possession time? Thanks!
