Finally decided to put my own money into Delhi real estate, and the legal hurdles are real. I'm looking at a few properties, including some from AKY Innovative Builders LLP, but RERA registration check ke beyond kya dekhte ho log? Matlab, just because it's RERA registered doesn't mean everything's clean, right? Title verification mein kya hidden pitfalls hain jo log usually miss kar dete hain? As a channel partner, I know marketing spin, but for my own investment, I need solid legal due diligence. How do you guys verify a builder's actual legal track record, off the record? Koi real-world tips hain?

My experience with a builder in Aram Bagh was horrible. Unhone kaha tha sab paper clear hain, but possession ke time pata chala ki land ka dispute chal raha hai. Ab case court mein hai, aur hum first-time buyers phanse hue hain. Builder ka marketing spin is real, they can make anything sound good.
For title verification, apart from the usual chain of documents, always insist on a clear encumbrance certificate for at least 30 years. Aur check karo ki builder ne koi loan toh nahi liya project land pe jo abhi tak clear nahi hua hai. Bank se NOC (No Objection Certificate) lena is a must. Many builders avoid showing these.
Ideally 30 years is good, but some lawyers even suggest 50 years for complete peace of mind. Bank NOC ke liye, you need to be firm. Agar builder genuinely clean hai, they won't hide it. Otherwise, red flag, simple.
Encumbrance certificate kitne saal ka hona chahiye ideally? Aur builder se bank NOC kaise maangte hain, woh easily dete hain kya?
U1, totally understand your dilemma! Legal due diligence is a nightmare. I'm also looking in Alaknanda, and every property has some small red flag. RERA website pe sab clear dikhta hai but ground reality kuch aur hoti hai.
Bhai, AKY Innovative Builders LLP? I did some digging on them recently. Pata chala inka toh koi previous project hai hi nahi market mein. Zero projects listed anywhere! How can you even consider a builder with no track record for your own hard-earned money?
Aajkal market mein aise naye players bahut aa rahe hain, especially Delhi-NCR mein. First-time buyers ko lure karte hain kam rates pe. Legal checks toh aur bhi important ho jaate hain isliye.
Dekho, RERA registration is good, but naye builders ka track record check karna is crucial. Mere friend ne ek naye builder se Anand Vihar mein property li thi, 2 saal se possession delay hai. Legal team bahut weak nikli, aur ab sirf dates pe dates mil rahi hain. Don't fall for low prices if the builder is unknown.
