Did a site visit to Saraswati Executive Home in Sector 107 last Saturday. Builder Ambesten Infratech ka project hai. I'm in real estate myself, but buying for my own investment, toh thodi extra caution le raha hoon. I know kitne builders RERA pe bas naam ke liye register karte hain. My main concern is proper RERA registration check aur title verification. Saraswati Executive Home ka RERA number toh dikh raha hai, but how deep should I actually check? Kya sirf website pe dekhna enough hai ya kuch aur paperwork bhi mangna chahiye? Often, builder ka track record bhi matter karta hai. Pata chala baad mein OC mein problem aa gayi ya title mein issues nikle. Yeh sab investor ke liye exit options kharab karta hai. Koi tips on RERA compliance ke red flags ya title verification ke hidden steps jo most log miss kar jate hain? Jo builder nahi batate usually. Appreciate any insights.

Bhai, tumhari caution sahi hai. Ambesten Infratech ka track record sunke hi darr lagta hai. Mere ek friend ne Alpha I Greater Noida mein ek project mein invest kiya tha unke, aur possession mein itna delay hua ki ab tak OC nahi mila. RERA number dikhna ek baat hai, but completion certificate aur occupancy certificate (OC) ka kya? Woh toh sabse bada headache hota hai. Title verification mein make sure ki builder ne saare approvals liye hain, especially land conversion aur NOCs from different departments. Don't just rely on their website, ask for physical copies of all documents.
