U19, true. But Satya Villa's current phase is almost ready for possession, I heard. Check on site visits. Minor delays are common, but 3 years is unacceptable, that's a different league of problem.
So, TCO-wise, Nest is higher due to maintenance. Satya Villa better for rental due to potentially lower TCO, but connectivity and builder track record are concerns. Kya koi aur option hai is budget mein around Sector 150 jo better rental yield de? My budget is around 1.2-1.5 Cr for a 2/3 BHK.
U1, for that budget and rental focus, you can also check Godrej Nurture or Samridhi Grand Avenue in Sector 150. Nurture ka rental profile acha hai, especially for corporate leases. Ya phir Sector 143/144 mein kuch options.
U2, Nurture ka price point OP ke budget se high hoga, I guess, for a 3BHK. OP, your exact budget for 3BHK would help narrow down choices.
The last mile connectivity from metro is the real pain point. Auto-rickshaws demand exorbitant fares sometimes, especially during peak hours. That affects tenant experience.
Satya Villa ka builder track record kaisa hai? Possession delays toh nahi hain? Rental potential tabhi acha hoga jab project time pe complete ho aur log move in karein.
U17, Satya Developers ka record mixed hai. Some projects delivered on time, some with minor delays. Check their RERA status for specific projects, it shows revised completion dates. Due diligence is crucial.
Mixed matlab delay hi hai! Builders ka toh kaam hi hai delay karna. Mera khud ka project 3 saal late chal raha hai, aur koi sunta hi nahi. Frustration max!
Mera bhi same experience tha 2 years ago with another builder in Sector 150. They promised low maintenance for 2 years, then suddenly doubled it after possession. Always get it in writing, guys!
U11, how to get it in writing? Builder toh bolta hai 'as per society norms' hoga, which is always vague.
U12, society norms are usually based on builder's initial estimates. The RERA document or agreement to sale *should* have a clear clause. If not, raise it before signing any papers.
Satya Villa ki connectivity ka kya scene hai? Metro line kab tak fully operational hogi? For rental, good connectivity is key for expats and white-collar tenants.
U14, Aqua line is already running till Sector 148. From Satya Villa, it's a short drive. Further extensions are planned but will take time. Bus connectivity is still weak, which is a downside.
U1, Nest ka maintenance is definitely on the higher side due to the amenities and brand. Expect 6-7 Rs/sqft. Satya Villa, rental potential is moderate. It's more of an end-user project. Tenant demand Sector 137/143 mein zyada hai for sure.
6-7 Rs/sqft? Yaar, yeh toh EMI ke barabar ho jayega kuch saalon mein! Builders bas dikhaate hain facilities, baad mein loot-paat karte hain.
U6, any data to back up that 6-7 Rs/sqft for Nest? My contact there said it's closer to 5.5-6. Don't spread unverified info, it misleads buyers.
U8, I live in Godrej Nest. It *is* 6.5 Rs/sqft currently, plus electricity and water. So U6 is right. It's steep, but the facilities are good, no doubt.

Nest mein mere friend rehte hain, 1BHK ka bhi maintenance 5k+ aata hai. Satya Villa ka rental potential, depends on proximity to offices or metro. Sector 150 area mein connectivity abhi bhi challenge hai thoda.
