Haan, quality toh Sobha ki acchi hoti hai, but for a first-time buyer like me, it's a huge financial commitment. Pre-launch benefits bhi tabhi worth it hain jab appreciation guranteed ho. Abhi toh sab kuch upar hi ja raha hai, darr lagta hai ki bubble na ho. Kya sirf brand name pe jaana theek hai?
Meri ek friend ne Sobha project mein invest kiya tha Airport Road ke paas, unko toh kaafi accha experience raha. Timely possession mili aur appreciation bhi decent thi. But that was almost 5-6 years back. Abhi market conditions aur rules kaafi change ho gaye hain. 1.6 Cr se 9.7 Cr ki range mein toh bahot options milte hain, but Sobha ka quality kaafi high hota hai. Kya aapne site visit kiya hai?
RERA number GGM/828/560/2024/55 hai, toh legal toh hai. But 2031-12-01 possession date is a HUGE wait, almost 7 years! Ismein toh mera pura savings chala jayega, EMI bhi shuru ho jayegi. Investor ratio ka kya scene hai? Agar mostly investors hain, toh rental yield aur resale mein competition bahut hoga. What if the market dips by then?
U9, haan, construction abhi shuru hi hua hai, it's very early stage. U3, aapki baat sahi hai, long possession projects mein builder ka financial stability check karna chahiye. Gurugram mein abhi market thoda over-heated lag raha hai, toh entry point soch samajh ke choose karna padega.
Investor ratio pe main bhi worried hoon. Koi idea hai current construction status kya hai Altus ka?
7 saal ka wait toh crime hai, yaar. Mere ek dost ne Basai mein liya tha, 5 saal ka commitment tha, 8 saal mein mila. Uski toh poori family tension mein thi. Investor ratio ka check karna bahut zaroori hai, especially in Gurugram where a lot of projects are investor-driven. Agar 293 units hain, aur 50% bhi investor hain, toh exit strategy difficult ho jaati hai.
Sahi keh rahe ho, U1. Pre-launch mein bhi itne high prices, toh resale potential ka kya hi hoga? Investor ratio bhi high hoga ismein pakka.
Sobha Altus? ₹1.6 Cr se shuru, bhai? First-time buyer ke liye toh bahut zyaada hai yeh. Pre-launch mein kya appreciation milegi jab 2031 tak possession hai? Mera toh budget 1 Cr ke aas-paas hai, yeh toh out of league lag raha hai, upar se Gurugram mein prices aise hi high hain.
Haan, 2031 ki possession date toh bahut lambi hai. Builders ka kya bharosa, they often delay projects. Sobha ka track record kaisa hai in terms of delivery? Kisi ko idea hai kya?
Exactly! 1.6 Cr is just the starting, God knows what the final cost will be. Mera bhi same budget hai, isme toh kuch mil hi nahi raha dhang ka. So stressful!
