Just got possession of my 3BHK near Shalibanda. Realized construction-linked payment plans offer better investor leverage. Should've pushed for that over upfront payment. What payment plan hacks did you find in Hyderabad?

Bhai, construction-linked payment plan toh gold standard hai first-time buyers ke liye, especially jab aap budget-conscious ho. Maine Alwal mein apna flat book kiya tha 2 saal pehle, aur pura CLP pe hi tha. Usmein sabse bada fayda yeh hota hai ki aapka paisa tabhi jaata hai jab construction progress ho raha ho. Builder agar delay karega toh aapki EMI bhi delayed start hogi, which is a huge relief. Aur agar project mein koi problem aati hai, toh aapka exposure kam hota hai. Upfront mein toh sara risk aapke upar aa jaata hai.
Toh exactly kya fayda hota hai CLP mein, bhai? Koi example de sakte ho ki kaise investor leverage milta hai? Meri knowledge thodi kam hai isme.
Shalibanda? Thoda risky area nahi hai kya for investment, bhai? Aur upfront payment... that sounds like a huge commitment. Which builder and what was the per sqft rate, agar bata sako toh? Maybe it wasn't as bad as you think depending on that.
Nah, Shalibanda is actually developing quite fast, connectivity achhi ho rahi hai. Risky nahi bol sakte. Builder ka naam nahi lena chaahunga openly, but reputable group hai. Per sqft rate was around 5500-6000 tab, which was okay for the location. Upar se, upfront payment mein thoda discount mil gaya tha, that's why I went for it. But ab lag raha hai woh discount future gains ke saamne kuch bhi nahi.
Yaar, I totally feel you! Meri bhi yahi haalat hai. Maine bhi jab apna 2BHK liya tha Begumpet mein, toh upfront payment ka pressure itna tha ki maine zyaada socha hi nahi. Ab jab market dekhta hoon, aur log construction-linked plans ke fayde batate hain, toh lagta hai kaash thoda aur research kar leta. Builders toh bas apna cash flow dekhte hain, hum first-time buyers ko toh koi guide hi nahi karta properly. Yeh 'investor leverage' wala point bilkul sahi pakda hai, this is something I missed big time.
