Sector 162 — I've been eyeing properties here for my own buy. I'm in real estate, but buying for myself feels different, you know? Seeing those M3M or Godrej projects touching ₹2.5Cr for a 3BHK makes me wonder. Is that luxury segment price reflecting real demand, or just builder greed riding the Jewar airport hype? Also, with prices rising, is there any real discount on resale flats in 150 or 107 compared to new launches, or are we just paying a premium everywhere now? What's the ground reality folks are seeing?

Jo log 2-3 saal pehle liye the unka toh lottery lag gaya. But for first-time buyers like us, it's a nightmare. What about the possession delays in some projects in Sector 107? Does that affect resale value there?

Ek friend ne Amrapali Sapphire mein liya tha, project stuck ho gaya tha, abhi tak possession nahi mila. Resale mein bhi discount nahi milta aise cases mein, buyer ko loan bhi mushkil se milta hai.
Yaar, Jewar airport toh abhi ban raha hai, uski hype pe itna premium dena sahi nahi lagta. Builder ka profit margin hi badh raha hai, hum buyers toh bas dekhte reh jaate hain.
