Is Pilkhuwa's property price appreciation just a fantasy, ya real ROI potential hai wahan? Everyone talks about the Delhi-Meerut Expressway connectivity, but on-ground resale demand seems slow. Builders quote 40-50L for a 2BHK, which feels high for the current infra. From my experience, low-end areas mein exit strategy tough hoti hai, especially with better options in RNE and Siddhartha Vihar which are already more developed. Kya rental yield bhi decent hai for a 40L property? I'm not seeing a clear path to good appreciation in the next 3-5 years. The market sentiment for Ghaziabad is positive overall, but Pilkhuwa seems to be lagging. Lagta hai log bas hype mein buy kar rahe hain. Change my mind.
