Visited Gaurs The Islands site last week, really impressive setup hai. Current pricing kaafi premium lag raha hai, almost 10 Cr+ shuruat hai. Not sure if it's already peaked for capital appreciation ya aur scope hai for investors? Pre-launch se kitna jump hua hai? Also, rental yield ka kya scene hai aise high-end properties mein? Tenants milna kitna easy hota hai for these luxury units in Greater Noida? Long-term exit strategy ke liye, iska resale market kitna liquid hai five-seven years down the line? Koi first-hand experience share kar sakta hai?

Dekho, luxury segment mein rental yield India mein generally low hi hota hai, especially in newer areas like Greater Noida. Mere ek friend ne Alpha I Greater Noida mein ek high-end apartment liya tha 3 saal pehle, abhi tak tenant dhundh raha hai. Capital appreciation bhi utna nahi mila jitna expect kiya tha. Resale market mein bhi buyers kam milte hain for these super expensive units. Be very careful.

Totally agree with you on the rental yield for luxury properties. Most people looking for rentals in Greater Noida are mid-segment, working in nearby industrial hubs. The demand for 10 Cr+ rentals is very niche. It's not like Alpha II Commercial Belt where offices drive rental demand. Resale liquidity is also a major concern; you might sit on it for years.

Yes, and for a project of this scale, even 2030 might be optimistic. I've seen projects near Alistonia Estate get delayed by years. Blocking 10 Cr+ for 6-7 years without any income and then hoping for capital appreciation in a niche market like luxury Greater Noida is a huge gamble, especially for a first-time buyer.
2030? That's almost 6 years! Builders often delay too, so factor that in. The current market conditions don't make locking funds for so long very attractive.
Possession date is 2030-04-01 as per RERA. UPRERAPRJ734569 is the RERA number. It's quite a long wait, especially for first-time buyers.
