Capital appreciation numbers from Nehra Royal Avenue seem too good to be true, honestly. Completed project hai. Initial buyers ko kya actual appreciation mila? Is project mein ₹27 L – ₹57 L ki price range hai, which is quite wide for just 56 units. Iska matlab kya higher floors ya bigger configurations itne expensive hain? Aur maintenance charges, society fund, parking charges, ye sab hidden costs kitne honge? As a budget-conscious buyer, I need to know the total out-of-pocket expense, not just the base price. I totally agree with the original post. Nehra Royal Avenue ke ads bohot attractive lagte hain, especially for first-time buyers like us. But jab ground pe jaake dekho toh picture alag hoti hai. Mera ek relative Ajayabpur mein ek project mein invest kiya tha 2016 mein, ab tak usko break-even bhi nahi hua hai. Noida Extension ka market bohot volatile hai, especially for smaller projects with limited units like these 56 units. Kya pata resale mein koi mile bhi na.

Builder ne toh apna kaam kar diya, project complete kar diya, but as a buyer, humein exit strategy bhi dekhni padti hai. Noida Extension mein rentals bhi kuch khaas nahi hain, hardly 2% ke aas-paas. Sirf capital appreciation ke bharose mat raho, long-term mein bhi itna return nahi milta jaisa builders project karte hain.

Yahan toh total units 56 hain, so liquidity aur bhi kam hogi. Log sirf builder ke numbers pe mat jao, ground reality alag hai. UPRERAPRJ15115 check kar lo, sab details mil jayengi.

Jo log tab ₹27-30L mein liye the, aaj agar bechne niklenge toh ₹40-45L tak expect kar sakte hain agar location aur finish accha ho. But that's not 'doubling' type appreciation. Rental yield is barely 2-3% because of so much inventory.
