Not proud of this but I almost got duped by a pre-launch scheme. Everyone glorifies Salarpuria Sattva's Karmanghat 3BHK pre-launch, but is it actually a discount? I say it’s just marketing. Change my mind.

Hmm, I've heard some good things about pre-launches too, especially for getting a good unit choice. But yes, the discount part is always tricky. For Salarpuria Sattva Karmanghat, is the project RERA approved or still pre-RERA? That makes a huge difference for first-time buyers like us.
So, are those prices U5 mentioned for Karmanghat specifically, or just general Attapur rates for similar projects?
U4, Karmanghat is RERA registered, but you need to be very careful. They often register phases separately, so the RERA number you see might be for an earlier phase, not necessarily the one they're currently pushing for pre-launch. Always cross-check the specific block/tower details on the RERA website. And yes, the prices per sqft in areas like Attapur are already quite high, so any 'discount' needs serious scrutiny.
Yaar, I'm so glad someone else is talking about this. I almost fell for the Salarpuria Sattva Karmanghat 3BHK pre-launch hype last month. They make it sound like you're getting a once-in-a-lifetime deal, but when you dig deeper, the 'discount' either disappears with hidden charges or future delays just eat it up. It feels more like they're using our FOMO to secure early funding. Is it just me, or are all these pre-launch schemes just a marketing gimmick to get money without committing fully?
U1, you hit the nail on the head! Exactly my thoughts. Builders promise the moon pre-launch, but the reality is often delayed possession, cost overruns, and quality compromises. That 'discount' is just a bait. My friend booked a flat in a pre-launch in Banjara Hills, thinking he got a great deal, but then the builder kept extending the possession date and the final cost went up by almost 10 lakhs due to 'unforeseen' charges. It's a classic cash-flow management tactic for them.
What are the typical red flags to watch out for in such 'pre-launch' schemes? Jaise U1 ne bola, 'duped' feel hota hai. Kya dekhein hum log?
Totally agree with you! Mera bhi same experience raha ek baar Alwal mein. Builder ne itne bade-bade waade kiye pre-launch mein, but later on, the project got delayed by almost two years. Woh jo initial 'discount' mila tha, woh rent bharte-bharte aur interest dete-dete sab barabar ho gaya. Bahut frustrating hota hai.
