Not proud of this but I almost got duped by a pre-launch scheme near Koramangala. I work in real estate, but buying for myself is a whole different ballgame yaar. Builders will say anything to get you on a construction-linked payment plan. They show you a 'discounted' price but then add PLC, floor-rise, and all these other charges that make it almost the same as ready-to-move. My budget for a 2BHK was around ₹1.2 Cr, but the 'all-in' cost for a Bren Corporation project suddenly jumped to ₹1.4 Cr. Is pre-launch even worth it anymore? Matlab, kaise figure out karein total cost upfront without surprises? Hidden charges during possession, like water/electricity infra, are a real headache. Should I just stick to properties with OC for clarity?
