Possession for my Prestige Whitefield flat was in March. We've already spotted some minor seepage and plaster cracks, honestly not what I expected for a 1.8 Cr unit. Also, the final bill had some unexpected PLC charges. Has anyone else faced this with Prestige or other builders like Sobha or Brigade? Wondering if this is common.

Absolutely, U7! The demand is still high, especially for ready-to-move or nearing possession units. Builders know this, so they're pushing hard. I heard from an agent that many projects are facing labour shortages and material cost hikes, which often leads to cutting corners on finishes. It's a tough time for buyers; you need to do multiple inspections. Don't just rely on the builder's word.
It's not just Prestige, yaar. I bought a Brigade apartment in Akshayanagar two years back. The initial quality was okay, but within six months, the paint started peeling in the bathroom, and the electrical fittings were shoddy. Had to spend another 50k just to get things fixed properly. Builders cut corners everywhere. My neighbor, who bought a similar unit, also complained about the same. It's a gamble, honestly, no matter the builder's name.
U3, about the PLC charges, sometimes they sneak in 'view-facing' or 'higher floor' charges in the final bill, even if it was vaguely discussed earlier. Or sometimes it's for 'preferential location' that wasn't clearly defined. It's a common trick to inflate the final amount. Happened with my cousin who booked with another builder. They just add it and expect you to pay up.

Totally agree! My friend also booked in Prestige near Aavalahalli, and he had some issues with the flooring. Not seepage, but still, for that price, you expect perfection. Builders promise the moon, deliver dust.
