Honestly, I'm fed up with this super area vs carpet area game. Dasnurkar Associates Gurudwara Colony project mein, 2BHK ka super area 30% zyada hai carpet se. Matlab, we're paying for air, right? Is this common in Pune? Hinjewadi ya Kothrud mein kaise deal karte ho, to get true value?

It's a common builder tactic to show a larger super area to make the per sqft rate look attractive. But ultimately, you live in the carpet area. Current market mein, buyers ko negotiate karna chahiye on effective price per usable space, not just advertised super area. Don't fall for the 'per square foot' rate trap on super area.
Before booking, hamesha RERA website pe project details check karo. Wahan pe carpet area clearly mentioned hota hai, aur wo legally binding hota hai. Builders ke brochure pe ya sales executive ki baaton pe poora bharosa mat karo. Apne end pe due diligence karna bahut zaroori hai, especially for first-time buyers.
I faced this in Amanora Park Town. My 2BHK was advertised as 1000 sqft super area, but carpet was barely 700. That's a 30% difference right there! Ended up paying extra for common areas I barely use, and the actual living space felt so small.
Exactly! And then on top of that, maintenance charges are also based on super area. Double whammy! Builder toh har taraf se kama leta hai.
Same story in Sinhagad Road. My friend booked a flat, thought it was a great deal, then saw the carpet area. Huge difference. Ab usko lagta hai he overpaid for the actual space.
Which project in Amanora was this? Builder ka naam bata sakte ho? So we can avoid it.

RERA website pe check karo. Har project ka carpet area mention hota hai. That's your best bet.
Bhai, normal ho gaya hai. RERA ke baad thoda control aaya hai aur transparency badhi hai, but still builders try to push it. You have to be super careful and read the documents thoroughly.
Dasnurkar ka reputation theek-thaak hai, but yeh super area ka game sab khelte hain. Kothrud mein bhi dekha hai aise projects, jahan 25-30% difference common hai. It's an industry-wide practice, unfortunately.
Totally relate! Hinjewadi mein bhi same haal hai. Builder bolte hain amenities, club house, parking ke liye hai, but lagta hai sirf profit margin badha rahe hain aur humein bewakoof bana rahe hain. Itna bada difference toh bilkul justified nahi lagta, especially jab budget tight ho.
Sach mein yaar, lagta hai ye sab jagah ka problem hai. But 30% is too much. Kya koi builder proper carpet area pe deal nahi karta?
Haan bhai, same experience. Akurdi mein ek project dekha tha, wahan toh 35% tak ka difference tha. Shocking!
