My Pune 2BHK search: Is quality just marketing?

What's the real story with construction quality for Kolte-Patil and Godrej Properties in Pune? I'm looking at a 2BHK in Baner, budget around 90L. I work in real estate, but for my own place, I want honest opinions. Brochure mein sab acha lagta hai, but post-possession, plaster cracks and seepage ka issue kitna common hai? Also, their customer support after booking, do they actually respond? Not sure if their premium is justified for actual build quality vs just brand name. Any experiences with Mahindra Lifespaces or Kumar Properties too?
