Honestly, I'm just fed up of renting now. Landlord ne rent phir badha diya. Finally taking the plunge, but confused. Pune mein EMI vs rent ka math kaise hai? Hinjewadi aur Wagholi mein 2BHK dekh raha hoon, around ₹75L. Kolte-Patil projects bhi dekhe. Abhi buy karna sahi hai ya wait? Metro ka impact kitna hoga? Opinions please.

Maine 2 saal pehle Amanora Park Town mein 2BHK liya tha, ₹80L mein. At that time, people said it was expensive, but now similar properties are 90L+. Kolte-Patil ka ek project dekha tha Wagholi mein, but they were quoting a higher PSF than others for similar amenities. Bhai, ₹75L for Hinjewadi 2BHK is on the higher side unless it's a very premium project. Wagholi mein you might find something, but connectivity issues can be a pain, especially with traffic. Kolte-Patil projects are generally good, but check their specific RERA timelines. Many builders delay possession badly. Metro ka impact Hinjewadi tak toh abhi time lagega, don't factor that in too heavily for immediate gains.
Totally relate yaar! My landlord also increased rent by 10% this year. That ₹75L budget for Hinjewadi/Wagholi sounds about right for a decent 2BHK, but ready possession mein thoda mushkil ho sakta hai. EMI vs rent ka math depends on interest rates, but long term, buying seems better for asset building.
Sahi kaha. But ready possession mein premium bahut zyada hai. Under construction mein delay ka darr rehta hai. That's the biggest dilemma for first-time buyers like us.
Haan bhai, asset building is key. Renting feels like throwing money away every month.
